The Winchester, VA real estate market has made great strides in 2012, but it is still recovering from the real estate market collapse of 2008.  There are currently 504 properties activity listed in the $30K-$600K range.  Eighteen percent of the current available listings fall into the distressed market.  That number has held constant since May 2012.

The market breaks down like this:

                  Market Trends Winchester, VA

The majority of distressed properties reside in the $100,000 - $300,000 range.  In that price range, there is plenty room for investors or home buyers to find good opportunities at discount prices.  The upper end of the current available listings are mostly fair market listings.

The range of available listings makes sure that there is something for everyone.  No matter what your price range, Winchester, VA has a home for you.  It doesn't matter if you want to buy a short sale or an REO, or if you want a fair market property, we have it all.  When you're ready to jump into the local real estate market, give Cornerstone a call.  We can help you find the best deal at the best price.

Mike great market report.  18% distressed properties seems like a dream to me.  I can only hope we'll get there and much lower within the next year or two.    Sounds like there really are a lot of homes to chose from - something for everybody.

Looks like the regular sales are in charge.  Have you compared to a year ago to check the overall improvement?

Anna, we were at 42% not too many months ago, so it really is a good sign.  Thanks for dropping by.

Actually, I haven't gone back a full year, Cindy, but in January, we were at 42% distressed sales.  Each month dropped until May, and it has stayed pretty flat since then.

Good Morning Mike, nice break down of your market, here we have seen a sharp decline in listings and overall a steady decline of distressed homes for sales. I never thought i would be saying i need more homes to sell so soon.   Have a great Thursday
