With interest rates being at or near historic lows and the housing affordability index so high, people are flocking back to new construction.  Certain developments around town have sold out even before ground was broken for any construction.  Take the DeYoung development on Nees just west of Willow for instance.  They were sold out before any framing or digging had taken place.  Location has played into this factor as well being in the highly desirable north end of town.  The Bonadelle River's Edge development on the north west corner of Chestnut and International is no exception when it comes to location.

The MLS shows that there are three homes currently pending in escrow and only one that is listed as active.  It is possible that the sales team has withheld some homes from the MLS but not likely.  When I drove around the development to take these photos, I noticed a common occurrence on the remaining vacant lots.  Many of them had SOLD signs posted even though no construction had begun.  There are 10 different floor plans available at this location ranging from 1,109-3,537 sq. ft.

Bonadelle has been known to build homes with substantially sized lots.  With the exception of maybe their Park 5 development, they tend to shy away from lots under 6,000 sq. ft.  Their homes have extensive tile flooring come standard as well as granite kitchen counters.  If you are considering even looking at these models or any other models from different developers, consult with a Realtor first.  If you walk into the model homes and put your name down without putting down the name of your realtor, they will not pay a commission to an agent that you want to represent you.  So what will happen is that they will sell you their new home without having an independent 3rd party home inspection completed.  They will assume that their home is flawless when they sell it to you.  You could circumvent headaches down the road if you have an agent who knows how to represent your best interest.  Don't fall into the new home salesperson trap, because they want to double end the deal and get twice as much commission off of a sale and in the process they will not represent your best interests.  So ask your agent to take you around to look at model homes and if you don't have an agent then get one.  Give me a call if you don't have an agent and I will represent your best interests all along the way whether it be a resale or new construction home.
