Foreclosure Notices and 3.8% Transfer Tax on Real Estate!!

 

 

        FORECLOSURE NOTICES UP OR DOWN IN YOUR AREA??

Westminster, CO - After seeing the news reporting that "foreclosures" are down across the Country, I noticed that you really cannot say that in one County that I market in.

Jefferson County is west, northwest, and southwest and part of the Denver Metropolitan areas, and runs along and into the foothills fo the Rocky Mountains.


I have been watching the foreclosure notices that have been issued out of the Public Trustee in Jefferson County for the last 5 months (May through September), and compared them to the same months of 2011.  I have seen a slight increase of 3% in the notices issued from 2011 to 2012, but still an increase.

I hope to see a decrease in October!!  At least I am optimistic about it.  Yet, I cannot feel that the banks have been holding back for a various reasons!   Maybe understaffed, overwhelmed with late notices.... who knows??  I do know, that I have interveiwed many homeowners that are behind in their payments, and a few have exceeded 6 months of default.

Yet, no foreclosure notice has been sent to them!!

The 3.8% Tax Is Not a Real Estate Transfer Tax

Ever since the Health Care Reform Act has been reviewed over and over to understand what is in it, there has been discussion about this 3.8% Transfer Tax on real estate!  There has been so much MISINFORMATION about this clause and implications that I believe it is best to really understand what it means.

Let me make it clear in this article, that there is NO transfer tax.  Yes, there is a TAX but it is limited to certain situations, that you need to understand.  Please review the article by

Good post.  In Montgomery County, Maryland, foreclosures are below the normal levels.
