Active real estate listings in Yorba Linda fell again, on a month to month basis, with a drop of 14.8% between August and September 2012. This trend, which has been consistent throughout the year, has placed upward pressure on the home prices in Yorba Linda, and has created multiple offer situations on all desirable properties.

All listing categories are down, as compared to January of 2012, but distressed sales have nearly vanished in Yorba Linda, California. This is due to the market stabilization in the area, and the fact that more and more homeowners are able to sell their property with an equity position.

Although, considering the high number of short sales currently pending in Yorba Linda, I suspect that these figures will increase over the next few months. Short sales take much longer to close than standard and foreclosure sales, and there are more short sales pending in Yorba Linda than all other listing categories combined at this moment.

Gina - we are also seeing declines in the distressed market as well but we are suffering from very low inventory levels in nearly every price category.
