Staging a home for Sale with Feng Shui in mind by Laura Cerrano

The demographics of those interested in purchasing American homes are shifting once again.  Buyers are coming from the Eastern part of the world, mainly China and India. With that shift comes different cultural beliefs about what makes a sound home and living environment. Keeping the Feng Shui Principles in mind when staging a home and prepping it for sale, agents, brokers, even architects should brush up on their knowledge about these ancient teachings. Do not laugh at this lifestyle for it  will benefit all to help make a sale and show that you are aware of this new age in how we think. 

I was recently helping a new client in Jericho New York and he informed me that his town along with Hicksville, Syosset and even Great Neck are among the top destinations for Chinese buyers coming to Long Island. 

here are some simple tips to keep in mind when staging and preparing your home

 1. De clutter your home of any unnecessary items, furniture and objects that occupy that space.  This is the most tedious and time consuming part. You need to lighten up the energy and create a clean palette to work with.

2. After you have achieved step one, arrange the space to feel welcoming and inviting, not just for your family's energy but for those walking into your home as the potential next owner.  Make sure furniture is not blocking the front entrance or any other pathway throughout your home. If the energy flows with ease, so will opportunity for a new homeowner.

3. Remove photos of you and your family as to visually help those looking at your home envision themselves and their family living there. 

4. Keep artwork neutral in the sense of removing any religious and spiritual references.  If you have items that can be considered universal, excellent but again we want the energy and home personality to reflect anyone who walks through that door.

Exception to the rule, if you know those specific buyers are interested in Feng Shui or another belief system and your agent is specifically targeting those individuals, then you can probably leave those items up to promote the personalty and spirit of that homes history.

5. Add touches of color to enliven the space.  Just like a painting direct the buyers eyes all around your home to each room.  Colors should be welcoming, inviting and match the characteristics with your set intentions for the type of new home owners you seek to purchase that location. 

In the kitchen for example, set the table, add a bowl of fruit, add simple flowers to bring a touch of color along with the place mats and other accessories.  These are the details that make a difference and it's simple to achieve.

If you are looking for a family to come in, address it to meet that intention, showcasing the dining room for family diners and the living room for example.

6. Do your research with the kind of help you will receive during prepping and selling your home.  Please be sure to research your agent or broker before committing to working with them. I have heard some horror stories, save yourself the drama.

7. While de cluttering your current home, start looking for a new home location.  You need to have a new destination in mind and take action at the same time to help manifest that energy.  You are always multitasking when working with the physical and metaphysical worlds.

The wood floors make a significant difference in the apperance of the room.  I also like the soft pink-peach color used to accent the walls.
