It's that nature of this business. It's wild and wacky and you're right, you just never know when a buyer's going to fall out the sky. Kimberly,  It does not happen often but it does happen.  I closed a buyer many years ago in a similar way. He was sitting in front of a home I was previewing.  He did not have an agent. The rest is history.  I wish you and your buyer all the best.

Great Story. I once met a client while walking on the beach to take photographs for my web site. He asked me what  I was doing and he said he was about to try and contact a Realtor as he was going to put his condo on the market. I've had two transactions with him and a great referral. Worth walking the beach.
