Princeville Kauai condo (and house) + short sale update for the week of Oct 7th to Oct 13th

It’s been a rare week of blue skies without a trace of clouds – some days with minimal trades making time at the beach a must. We finally got a bit of rain last night. It was also an unusual week for Princeville condos as there were no new listings this week; something that seldom happens. Take a look for yourself:

Back on the Market:

Unfortunately, Puamana 5A came back on the market. This unit is priced at $269,500 and last sold for $325K in 1/04. Pu’u Po’a 101, priced at $1.1M is back after expiring last week. It sold for $1.350M in 8/07.

Contingent:

Cliffs 1307, priced at $215K went into escrow this week. It sold as a leasehold unit in 10/99 for $132,500 and was converted to fee simply for $53,100 in 3/00. This unit needed new refrigerator, microwave, stove and carpet. Emmalani Court 413, with a price of $395K found a buyer. This unit was purchased for $565K in 7/05.

Sales:

Sandpiper 229, a short sale, sold for the list price of $239K cash with only 5 days on the market.

Expired:

Ali’i Kai 5101 expired while listed for 176 days at $495K. This unit sold in 5/04 for $595K. It is not listed as a short sale.

Price Changes:

Sealodge B4 reduced yet again from $285K to $275K after being purchased for $110K in 5/90.

Now on to your Princeville homes changes which consists of two new listings, one of which went quickly into escrow and several price changes; some up – some down:

As of today, Sunday, there are 65 condos on the market and 19 in escrow. Of the 65 available, 8 are less than $300K, 11 are between $300K and $400K, 10 are between $400K and $500K, with the remainder being $500K or above. Of homes, there are only 29 homes available with 6 in escrow. There is only one house price at $600K, 6 are between $700K and $800K, 4 are in the $800K’s, 3 are in the $900K’s and all the others are $1M and above, topping out at $2.495M.
