Tigard Home Sales for the Month of September 2012
Tigard Home Prices Improving: It’s been a long time coming, but I can quantify an improving market trend. The average Tigard single family home sales price for the first nine months of 2012 is virtually identical to the average single family home sales price for the first nine months of 2011. This means there has been virtually no drop in value so far this year as compared to last year. That is good news! This means that the Tigard real estate market could very well be at the bottom and start heading up in value.
I read in the Oregonian a few days ago that the Portland market was seeing appreciation in the 3.5% range. All real estate markets are local and my data indicates that Tigard’s appreciation is basically zero as compared to last year. The biggest sector of the Tigard market is below $300,000. Any Buyers sitting on the fence waiting for values to quit dropping should jump into the market now.
The sales data for the month of September 2012 is mixed compared to the same month in 2011.

· Average median price down 6.8%
· Days on market down 38%
· The number of single family homes sold is up 37.5%
