Since the arrival of the Internet, many home buyers view the Internet as an online brochure of Atlanta homes for sale, and Atlanta real estate. The home buyers now view the real estate agents, and Atlanta REALTORS as someone that can just open the door for them. More often than not, it has been our experience that the Atlanta home buyer already has an agent. Too bad for them, their agent does not work real estate full time. A full time agent is not afraid to tell their client (When they are under a signed buyer agency with them) not to buy a home. A professional Atlanta real estate agent will cite their reasons why! Perhaps the home is way overpriced, maybe the road behind the house is scheduled to be widened...it could be the home has been on the market for a long time because there are major issues: flood zone, structural issues, stigmatized property etc. Since many home buyers view the house hunting process as an adventure, they should hang on for their dear lives when buying a home without and experienced agent. Questions a home buyer should ask when interviewing for a buyers agent:
- How long have you been selling real estate?
- How many homes do you personally sell a year?
- Do you have testimonials of former clients? May you see them?
- Do you have the phone numbers of previous buyers to check references?
- Have you ever been sued or had your real estate licensed revoked?
- Are you an Accredited Buyers Agent (ABR)? or National Association of Exclusive Buyer's Agents?
- Ask for a business resume.
- Do you work real estate full time? No Second job.
- Will the agent receive fees back from inspectors, loan officers etc?
- How will the agent you are interviewing work differently from other agents?
- Do you practice dual agency?
- What is your asking price to sell price ratio?
- Will you show me all homes that meet my search criteria or just push me on your/company listings?
- Will you prepare a buyer's CMA for me?
- Do you have a transaction manager?
- Will you personally attend the closing or will it be delegated to a member of your team? Amended 10/16
