Charlotte Home Seller Tips | Extend Your Selling Season

"Should we leave our home on the market or should we take it off during the winter months?"

Spring is and has always been the best time to find the largest pool of buyers and sellers know this.  Because parents don’t want to uproot their children in the middle of the school year, many buyers begin their home search and target an end-of-school Closing date so that they can be settled into a new neighborhood by the beginning of the next school year.  As well, many sellers believe that buyers aren’t out in force during the winter months so, they pull their homes off of the market.  This is also partially due to the holiday season and not wanting to have their homes show-ready during this time, nor do they want the showing interruptions during this season.

However, those buyers who ARE out shopping right now, for the most part, are serious buyers–buyers forced to relocate due to job changes.  Savvy sellers choose to leave their homes on the market so that their home can be among the smaller supply of homes on the market for these very serious buyers.  The competition weeds itself out during the holidays for those sellers who remain committed to selling their homes.  These sellers tend to, generally speaking, garner more money from the sale because there isn’t as much inventory from which to choose.

So, if you’re contemplating temporarily taking your home off of the market, you may wish to reconsider your strategy!

Though it may be slow unless you live here in S. Florida, leave it on. Some folks will need something because they just closed on their home that was delayed by another party.

I wholeheartedly agree with your statements. Mortgage rates dropped again and there are still a lot of buyers ready who missed out on earlier offers.

I think this is one of the more consistent trends we see in our business - serious buyers ARE out looking during the holiday season and winter (we certanly have less of an impact of winter here) and generally seem more committed to getting the job done. Why would you not want to take advantage of this?

This is the yin and yang of things I guess The marke t will change from region to region, but Those who buy in winter sice they must sell fast. It's good thing for sellers. :)

Here the market is crazy.  Little inventory, buyers who are ready to buy resulting in multiple offers on most houses.  I think this trend will continue through the holidays.

John & Irma:  Thanks so much!  Yes, I agree--a GREAT time to list your home!  Especially with the low inventory--less competition and more serious buyers!

Winston:  Exactly!  I had a buyer looking at one of my listings today that said if they don't soon find something, they're going to be homeless!!

Anja:  That is so true!  Tis the season to BUY!!

Jeff:  I think savvy sellers do recognize the benefit of this--and yes, it is definitely consistent.  We see it primarily because of our influx and outflowing of banking employees here in Charlotte.

Laura:  Yes, a GREAT thing for sellers, for sure!

Evelyn:  Same here!  What a refreshing thing for sellers but, a royal pain for buyers trying to find the perfect home for sale.

I completely agree with you that the winter months has mostly motivated buyers with a specific deadline, sometime timing may even be more important than price, hence could open a window of opportunity for sellers to maximize their sale price.
