Perfect house But!

Last night, my business partner and myself, were showing homes to one of our buyers.  On the last home, he walked in and he said “This is it”.  I love it when they like the house as soon as they walk in.  He saw the hardwood floors that gleamed and the remodeled kitchen.  Everything looked so good BUT the remarks showed a 2 car garage.  It was missing!

Well to build a garage, since he is a car buff, could be expensive.  He emailed Belinda this morning to pass on the home.  I sure wish the listing agent had it right in the mls.  Now he will be comparing this house with a great price to what he wants.

Oh well, here we go again on the search.

Will, you are so correct!!  Too often, we find mistakes in the MLS, and let's be honest, we ALL have errored from time to time.  Yet, what is so alarming is when the property has been on the market for weeks, and the data is still incorrect, that becomes very disturbing!!

Hi Will - I almost bought a vacation home that was the exact same scenario - in my case the 3 car garage was converted very nicely to living space but therefore needed a garage. I would have still bought it and built the garage but missed the opportunity. If the home is perfect and "unique" . . . simply build the garage. Regards Dave

Hello Dave,  Yes, it would of been nice if they put up a garage.  Hope you have a great day.

Will,  I have the perfect solution.  How about if you go out there this weekend and build a garage on that property.  I bet lots of your AR friends would offer a helping hand.

Will, Mistakes like that are so agravating. I usually get the one where they say it has 4 bedrooms and it only has 3 and the buyer is disappointed.

Hi Will - I hate those super picky buyers. Rejecting the perfect house over a trivial issue like a missing garage is just too much - you should dump this guy and try to find some reasonable clients. And cut that agent some slack, too - he was probably way too busy working on his fantasy league picks for next wekend to be concerned with minor details. Sheesh.

Will, That would be frustrating as that is not a simple fix.  I would think that an error as obvious as that should have been caught.

Will- Details are so important and marking it has a garage when it doesn't is a rather large one to have incorrect in the MLS! I hope he finds another perfect house (with a garage) on your next trip out!

It seems like you would notice something like a 2 car garage. That's a big mistake to make.

Don't you love it when that happens? I see it a lot with baths. Someone will say two full baths when there is just one full bath and then another that only has a toilet and a shower. NOT A FULL BATH!

That angers me too...around here, we often see the half bath in the basement, no walkout/exposure, etc, so it shouldnt be counted as such....misleading not to mention a waste of time in most cases!  grrrrr
