Dear TZ - 

We're ready to sell our home, but our uncle told us it's too hard to sell a home in the winter. Is that true  - Is it harder to sell a home in winter?

Dear Suzy and Sam,

Weather does make it more difficult to show a home.

  • Muddy or icy pathways and driveways may make it difficult for prospective buyers to see the outside of your home in its best light.
  • Less light means there are fewer hours for people to see your home in the light.
  • Holidays make it harder for you to keep your home in showing condition.
  • Out of town guests coming to stay for the holidays make it harder to leave your home for showings.

It’s difficult, but not impossible. Here’s why:

There are fewer buyers in the winter – BUT the buyers that are looking are far more serious than the buyers who might come to see your home in the summer. There is also less competition because there are fewer homes on the market. More serious buyers plus fewer homes is a simple math equation.

 But if you need to sell, then you need to sell. Sometimes it’s unavoidable.

 When you have to sell your home, the same rules apply whether it’s summer or winter. Keep your home in immaculate show ready condition. Make it easy to schedule showings. Price it right.

I continue to see sellers unwilling to accept the reality of pricing their home.  Winter or summer, if it is priced right for the market conditions, it will sell.

Absolutely.  It is a good time to sell your home no matter what time of year it is if it is priced right and presented well says it all for sure.  In our area we have as many winter time skiers and snowboarders and they love to own a vacation home too.

I would think it would be harder what with the ice and snow. They would be very determined buyerss!
