Have you ever received that call on one of  your listings from another agent, who tells you that he will be sending you an offer? You wait and wait and the offer never comes.

Don’t Tell Me That Unless You Are Going to Follow Through.



After waiting several hours past the appointed time I will make the call to the agent to find out what happened and get all kinds of responses as to why the offer hasn’t come......

The buyer really wasn’t qualified for that much house.
The buyer decided to continue looking at other houses.
The buyer wanted to make such a low offer that I discouraged him from wasting everyone’s time.
The buyer decided the house wasn’t in the right school zone.
The house is really too big.
The house is really too small.
The house wasn’t just right......

Whatever the reason just wait until you know for sure that the buyer is making an offer before you get the listing agent and possibly the seller’s hopes up with absolutes.

Now I don’t mind if the agent tells me maybe or asks if I can give  some additional information because the home is being considered or that an offer might be made. But that certain absolute statement “I am going to be bringing you a contract for sure” only needs to be said when you are absolutely positive. Most of the time that absolute certainty doesn’t come until the offer is written.

I am an exclusive buyer agent so this has not happened to me, but I might be an agent who has done this to listing agents in the past. Sometimes my clients call me after seeing an open house without me and a very excited to write. Once I go and look at it with them, I may be the voice of reason or it might just be that second viewing that the reality hits and they decide not to write. Sometimes it is hearing that 8 other people are bidding that scares them away. I usually have to be patient with my clients to find out what they decide and then I usually let the listing agent know if we have decided not to write. 

I promise to be better about keeping the listing agent in the loop.

I couldn't agree with you more, Debbie.  I represent buyers and sellers and when this happens to my seller clients, it's very discouraging to say the least.  I learned never to inform sellers of an offer until I have it in my hands.

Yes, it can be annoying. What we don't know is what the agent is dealing with on his side. Sometimes buyers are the ones who vacillate. I agree and it's my way of operating to be sure before you make that call. Yet one is not always sure.

Frank, We are not sure until the buyers sign and then they can even change their minds until it is accepted.

Sharon, I saw the beautiful trees the other day and didn't have time to stop. I went back the next day and took all kinds of photos. The colors were pretty and right in someone's front yard.

I have one that is even worse for you. I have had an agent call me and tell me that they will submit an offer if I can get the seller to agree to their price. I then worked with the seller and got them to agree to the price. The other agent never did submit the offer. Luckily, it was only a short amount of time after that when we got a much better offer so it still worked out for the seller.

This is a pet peeve of mine..no matter what the situation!  Especially when on a committee of some sort, and everyone has their job to do...and somehow, not everyone does it!

I learned long ago, don't call an agent and say you are going to write an offer unless you are 100% sure.  I've had buyers back out five minutes before the appt to write.

Debbie- Yep- this one can apply to many things in life.   Those words are only to be said, if an offer is coming through.  If by chance the customer did change their mind at the last minute then the other agent should have had the courtesy to call or email you.

Rocky, That wasn't right of the agent to not follow through but at least you sold it.

Mary, The spoken word needs to be taken more seriously and people shouldn't make commitments if they can't follow through.

Stephanie, Unfortunately there is not as much courtesy in the industry as there should be so those calls never come.

Gene, If the other agents would just be considerate and call if they are not going to write an offer, that would at least help the situation.

Hi Debbie,

I had an agent call me about one of my listings, he had an out of town buyer that just loved the place and were willing to put in an offer sight unseen in order to have the place if another offer was coming in. They asked if my clients could be out in a month, the list went on. They would be in town the next week to view the house and make an offer. I discussed this with my clients, they were excited the next week came and the agent didn't even show the house!

Wow Steve, That agent put in a lot of effort to not even show it. It makes you wonder what happened.

I have had clients tel me that they are going to write an offer.  I have called for Disclosures/Disclaimers , told the agent I was writing an offer, and then the client changed their mind!  I was then at least polite enough to call the listing agent back, advise and apologize.  Believe me, I was just as disappointed as the listing agent!

Hi Debbie, I suppose that happens a lot. I think agents try to think positively and the buyers evidently don't follow through with the plan.
