Over the years, when touring an older home with worn and stained carpet, the first thing we do is determine whether or not the underlying flooring is wood.
If it is, that is a definite plus. Buyers know that all they need do is do exactly what you describe.
We have found some beautiful wood floors under carpet over the years. I attempted refinishing them once myself. Only once. :)
Of course Katonah NY homeowners will call the flooring girl...hardwood refinishing is her business!
Debbie great post. At my house we should refinish the hardwood BUT the house is small and we'd have to get a POD to put all the furniture in.
Are there alternative products to poly that don't have the smell?
Debbie, I didn't know you could go from dark to light. Nice options for the homeowner and the dustless sanding is a nice feature.
WOW this is great deal of information on refinishing. I love the old wood and refinishing is what I would do if I don't like the stain.
I had some hardwood floors redone a dozen years ago. I wasn't offered "dustless" sanding then. Is this a new thing?

Thanks for the post. I have now gained a little more knowledge on hardwood refinishing. Glad to know that it costs less to refinish than to re carpet.
I do prefer wood floors regardless of shape over a dusty worn carpet any day for the week. .

Doug - You can prob. do this in 2 phases to avoid a POD. It's a pain since it takes quite as long. The water based poly doesn't smell as much, but it doesn't last as long
I'm always impressed when I walk into a house with refurnished floors. You can always spot them and they certainly sell.
