1) Clear everything off all flat surfaces except for one or two items. This includes coffee tables, end tables, dressers, countertops in kitchen & bathrooms, dining tables, ledges, open shelves, etc.
2) Switch out any energy saving bulbs for regular incandescent bulbs.
3) Keep family photos to a minimum throughout your home.
4) Take out all references to religion, politics, and causes.
5) Touch up any nicks on painted surfaces, such as baseboards, cabinets, & moldings.
6) Repair leaky faucets, loose toilets, sticking doors & cabinets.
7) Install GFCI outlets near water sources.
8) Make sure you have smoke alarms and carbon monoxide detectors. (Required in Illinois homes.) Clean ashes out of fireplaces.
9) Living plants are good, but too many look cluttered. Keep to a minimum.
10) Make sure your front door is in good condition. Paint if necessary.
11) Make sure your front and back yard is neat, clean, and bushes trimmed.
12) Use food scented candles, not flower scented. (Vanilla, apple cinnamon)
13) De-clutter any collections you have. Best to pack them away.
14) Make sure your rooms are not overstuffed with furniture. You should be able to walk freely around all furniture in each room.
15) Children’s toys need to be put away for showings.
