Darryl Davis says "Buyers want the shiney penny." Why don't contractors get that? Contractors offer Big Box store run of the mill. Buyers want something special: cool bathrooms, closet systems, cool kitchens. Believe me, they notice when you cheap out. Flippers are 45 year old guys. They keep renovating to please themselves when the "which-house-to-buy" decision gets made by 25-to-40 year old women. Get this please, contractors: Realtors can sell the shiney penny faster and for more money. Here is the maddening thing: The shiney penny does not have to cost more. But you need good taste!!! MAKE FRIENDS WITH ARCHITECTS. VISIT IKEA. It will pay off BIG TIME.
Ikea certainly seems to be hot right now. Don't have one here. Maybe someday.
Here we have tract builders and they sell them as fast as they can build them with out all the extra cost.
My guess would be that tract builders do market research and offer cool baths and kitchens. Again, great design does not have to be expensive. I just see so many kitchens with small, golden oak cabinets and Big Box tile backsplashes. Subway tile is classic and elegant and just as cheap. It is also timeless.
Design matters. Quality matters. Investors and flippers who pay attention to style and function and energy efficiency will be more successful and will make more money. At the end of the day, they make the world a better place...give the buyers value for the dollar, make something beautiful and useful that does not have to cost more.
