Monday Market Report for Carroll County, MD 10/14-10/20/2012 24 Properties sold last week, median days on the market 57. The median sold price was $286,500, median original list price was $297,450 median list price at time of sale $290,000 with a ratio of 90.73% original list price to sold price ratio.
From Taneytown, near the PA line, to Marriottsville, near the Baltimore County Line, real estate sales are on track to meet 2011 numbers of 100 units sold in October. Days on the market are down to less than half of 2011’s 136 days on the market. That’s a positive sign! Houses are being priced accurately and selling quickly. Factors that benefit both buyers and sellers in my opinion.
Sellers, price it at fair market value from the start and you’ll reduce your stress.
Buyers, shopping until you drop may not be a good idea in todays market. Sit on the fence and the property of your dreams may be sold before you make a decision.
At the same time, never rush your real estate decisions. Talk with a professional Realtor(R), know the facts, understand your options, create a game plan and you’ll be prepared to make informed decisions when the time comes.
