Then there are days that I struggle. I know I am protecting and preserving life but.... 

I just returned from a general home inspection on a BRAND NEW home. Unfortunately only three of the receptacles were grounded, there were NO ground faults (anywhere) the bedroom circuits were not ARC fault protected, there were no smoke detectors, neither bathtub stopper functioned, neither bath fan was vented at all, there was no pressure relief pipe or expansion tank on the water heater, the garage floor was cracked randomly in five different directions, the garage door pressure reverse did not work at all, the four inch PVC main sewer drain had a three inch droop mid-way through the crawlaspace. But those were not the main issue. When I got into the twelve inch by thirty six inch opening to the crawlapsce I discovered that the foundation block walls were stacked, YES, stacked six block high with some liquid nails used to keep them from sliding. I could find no means of foundation anchoring but with dry stacked block I did not expect to.

I have said all of that to say this: Take your time every time folks, just because it is new does not mean that it is right. AND THEN how do you answer the young couple, who are so much in love with their new dream home, when they walk in and just blurt out "well how do you like it???(SMILE SMILE) we sure hope you didn't find anything bad"  I want to ask them to define the word BAD but of course do not.  CRINGE! I generally muster up all of the empathy that I can and simply say, "there are some concerns just like there are in every home but lets take them one at a time and see what we have here"

We are challenged to one degree or another every day. Patience, compassion and honesty ALWAYS.

Michael,

WOW!!! Its bad enough a builder cut all the corners here, but how did it get past the city's building inspector? Is this one of those family run towns.

Unfortunately it is out in the county and there are no inspections. The State has adopted the 2006 IRC but counties have no inspectors. We ARE the first line of defense. While we are not "Code Officials" sometimes our reports read like them. We haev to be careful not to cite code but refer to conditions as usafe.  Talk about a tightrope. I promise it is true.

It's great that they called in a home inspector.  You may have saved the life of one of them or a visitor to the home.

 Not to mention saving them a lifelong of troubles and then not being able to sell the property.  This couple hired you to do just that and WAY TO GO !!!!

Builders like to think they can do no wrong.  You have to jump through hoops here it get an inspector on site and thats' if the builder allows it.

Excellent post Mike! Like Joseph, I usually always find something wrong with a new home, but wow, that one really takes the prize. It is a good thing they hired a home inspector, and it just shows, it is a very smart thing to do even when purchasing a new home....you just never know.

Good Lord.  That obviously wasn't a builder who was expecting anyone to actually inspect the work he and his subs did.

Good thing you caught it.

Obviously Aaron has not learned to not SPAM other peoples posts with his signature links.  Doesn't do any good as AR has the comments set so that Search Engines can't find them.

As Gene pointed out, sometimes builders make you jump through a million hoops here to get an inspection.  When that happens, just offer them an inspection right after closing, while it's still in warranty.  Unfortunately though by that time they are stuck with the house and dealing with the builder's screwups, can't just walk away.

Thanks for the coment Bob, No, not to unusual for this builder. Turns out he was just a landowner who thought he would get in on the home construction market boom just about the time the boom bombed. He did the work himself and was very meticulous about how he finished the home (very nice) Problem was he had no idea about standard construction practices not to mention bulding codes. We have the oportunity to make a difference in life and safety and while it is sad to see some of the things we do, it is always good to laugh, it is the best medicine afterall.

Don't assume that just because there are city building inspectors, they are going to catch these things! We have done several inspections where "code" items, etc. were not met.

We have to be diligent. I am 6'4" and 275 lbs. I have yet to meet an area I can't get into! I have made side money on inspections betting realtors on whether or not I can get into certain areas! The point is, we have to - that's what we are getting paid to do and our clients depend on us!
