As the leaves begin to change color, the days become shorter, and temperatures drop, Central New Yorkers' thoughts turn to the upcoming holidays. The prime selling months are over, and many sellers give up on trying to sell their home in the fall. But there's good reason to list (or re-list) your CNY home in the fall.

Take Advantage of the Fall Uptick in Home Sales

Some CNY home sellers who haven't sold yet take their house off the market this time of year. Maybe because they think it will be a hassle to keep their house on the market when the holidays roll around. These sellers are missing out on the uptick in sales that happen around this time of year in Central New York. Fall is actually a great time to sell!

The casual lookers of summer are gone, and the buyers who are out looking for homes in Central New York in the fall are more serious about buying.  With fewer homes for sale, there is less competition in the market place, which is a great advantage for sellers in the fall. Many buyers want to close before the end of the year, so they don't waste time making up their minds or putting in an offer.

Step outside and take a look at your house from the street. Homes look beautiful this time of year! Decorate for the CNY Fall Season

Central New York Home staging experts will tell you decor should follow the season, not a holiday, when selling your home. Keep your skeletons, gravestones, and ghosts packed away, and opt instead for beautiful fall accents throughout the home.

Fill a tall vase with berry-laden branches snipped off of a tree or bush in the yard. Even bare branches look good either natural or spray painted a rich color.

In the bedrooms, layer on a folded coverlet in a warm color at the foot of the bed. Orange is a perfect accent to many colors, so try adding it in rooms that are predominantly blue, gray, brown, green, pink, or even purple.

For the living room, try a simple display on the coffee table of pumpkins and gourds from a local farm. Make the dining room table a focal point with an exquisite centerpiece in beautiful fall colors.

Make sure the home is a comfortable temperature when buyers come to look. A warm and cozy home is more appealing than Formal Living Room in the Fallone that feels cold and uninviting. The longer they stay, the more likely they'll be to make an offer. Bite the bullet and accept that your heating and electricity bills may have to be a little higher while you are selling your home.

Get Ready to Move this Fall

Get a head start on the packing and moving. Pack up your summer clothes and shoes--you won't need them until next year, so put them all in storage. The same goes for summer toys and sports equipment. The more you pack now the less you'll have to do later, and best of all, your house will show better with less stuff.
