Eastvale is the newest city for the state of California. It is centrally located and commuter friendly to our local 91, 15, 60, 10, 210 and 71 fwys. This community is just North of Norco, South of Ontario and Rancho Cucamonga, East of Yorba Linda and West of Riverside. Efore 1990's this thriving community use to be predominantly a dairy and agricultural zoned. Due to the demand for resonable priced homes, populations from Los Angeles and Orange County started moving east toward Riverside county.

 

 

Builders started building spacious and grandious homes in order to attract more prospective buyers to this community. Providence Ranch community was one of the first community to develop in the Eastvale area. Some of the major builders during this period were Stratham homes, MBK, Standard Pacific, and William Lyon Homes.

 

 

Providence tract started developing in the early 2000's. Its boundaries is South of Schleisman Rd, West of Sumner Ave, North of Citrus St and East of Harrison Ave. The tract grew around Providence Ranch Park which is located on 7250 Cobble Creek in Eastvale. This 13 acre park has soccer fields, softball/baseball fields, basketball courts, tot lot, child play area, concession building,restrooms, picnic tables, picnic shelters and BBQ's. Home prices in Providence Ranch  started in the mid $200's during the early 2000's and by year 2007, they were averaging in the mid $650's. The housing bubble impacted several homeowners and unfortunately some did lose their homes to shortsale and foreclosure. Now days, it is typical to see a 3500sqft house in Providence Ranch listed at the low $400's. Two story houses are more predominantly in this community. Living quarters with a full bath is the most desired floor plan for our new purchasers. The average lot size ranges from a small 6500 sqft to lots over 12,000sqft. Most of the elevation in this tract contains 3 or 4 car garages. It is not unusual to see upgrades such as granite, marble tiles, bamboo hardwood flooring, iron wrought stair cases, closet organizers, and stainless steel appliances.

 

Homeowners who resides in the Providence Ranch tract are assigned to send their kids to Eastvale Elementary, River Heights Intermediate and Eleanor Roosevelt High School. Corona/Norco school district is a year round school, with the exception of the High School. The district does provide busing for kids who live more than 4 miles away from their assigned schools.
