Agent Suzanne, What About the 3.8% Tax on My Home?

I fielded this question AGAIN at a St. Michael Minnesota listing appointment last week.

 

This tax is not a transfer on real estate sales and like transactions.  Many people have been misled.  And, in fact, I have gotten emails from some people…blanket emails at that,,,that would lead one to believe that any real estate transfer would be subject to this “health tax”. 

 

It simply isn’t true.  The National Association of Realtors  prepared  this helpful post.  Top 10 Things You Should Know About the 3.8% Tax.

 

Also the new tax does NOT eliminate the exclusion benefit of the $250,000.00 sale of a principal residence.  Only those properties above that threshold would be included in the AGI and could be subject to the new tax. 

 

So, please, before you panic and forward these misleading emails, talk to a reputable REALTOR®  or your elected representative’s office to get the true  picture. 

 

And, if your home will fall above those thresholds, get professional tax advice because not all taxpayers will be subject to the entire inclusion.

Suzanne, There is much confusion about this tax. But one thing that hasn't been mentioned is that it is basically a tax on the wealthy. They will most likely be hit with it. Though we are far from being rich we will be hit on our rental properties and flips.

It is odd to me with so many people whose homes have lost all equity due to the devaluation, that this tax exists, and oops, it got slipped at the last minute in the healthcare bill, LOL A

There are a lot of mis informed people out there, but at the same time, we need to be vigilant on this issue.  I have talked to all my elected people and every one of the one running against them.  We need to keep the law makers informed how stupid this would be.
