Goal is to close at least three sales per month per team member. Your long term focus should be on listings, as this will also generate buyers. Carry twenty listings and five buyers at all times.
Three keys to being successful:
1. How big is your desire?
2. Make big relationships. Spend time with them, send birthday cards, have lunch/coffee with 25 people on a rotating basis.
3. Be organized & structured. Have other people do it for you - spend your time prospecting not processing.

Four Steps to Sales:
1. Initial Contact- Have fifteen sales conversations every day. Have an accountability partner. Track face-to-faces, and have at least five coffees/lunches every week too.
2. Build Rapport- Connect with your prospect. Be active.
3. Close- “Hey, why don’t we sit down, have a cup of coffee and figure out how we can make some money together.” The best form of advertising is the MLS! (not the internet). “I want to be your realtor.” “I want to sell your house.” “Who else do you know right now who needs my help?”
4. Follow up- Four contacts with every call that you get.

Selling is like fishing. You have to have good bait.
“I’m a great negotiator, so I will get you the most money possible.” “Also, I will contact you every Tuesday and let you know what’s going on with the house.”
“I guarantee to sell your house in 90-days in this market, or it’s free.” Very Powerful!
You have to stage it the way I say, and price it the way I say.
If you're a lender, “Our guarantee is to close on time, close accurately, and communicate weekly."
