I do choose to pass on certain listings. If I speak with a client and they seem to have issue listening to me...I kind of figure they will never listen to me and might connect better with another agent.
Good point, Jeffrey. Not all relationships will work. If I am meeting with a client who is not going to be interested in a collaborative effort, I can steer the conversation in such a way that they don't select me--and that is a good thing!

Great pointgs. Choose wisely..You need to choose a Broker that you feel you can trust, first of all. They have to be knowledgeable about the market..and have the means to market and sell your property. They need to also have a good reputation..
Holly- Great points, to get the home sold you need Seller's 100% participation. If it's not there, it will be a painful relationship so it's wise to leave that listing to another agent.
With so many buyers beginning their real estate search on the internet, agents better have a proven strategy to get their listings sold. Gone are the days of putting a sign in the yard, putting it in the MLS and praying that it sells.
Hi Holly - SO important to be able to inform the buyers that we can both market and SELL the home - and in a timely manner. Sometimes we do not get those listings - perhaps it is personality as you mention or simply because the other agent dangles an unrealistic list price in front of the sellers..

I think you have outlined some very important points in this post. Unfortunately, some sellers only want to hear what they want to hear, If they follow your formula, they will have a successful transaction.

Holly, there is definitely a clicking that takes place between clients and brokers. If you don't click, it's best to not do business together. I appreciate the ones that click, and I appreciate the fact that I don't take those who don't. We're also picking our clients. 8-)
Holly - I think it is extremely important to trust your broker/agent. She will be advising you on what is probably your biggest purchase. If you don't trust her, you won't take advice on such an important process.
