In the world of real estate, realtors are always hoping that their transactions will successfully go to settlement and close without any glitches.  However, as an experienced real estate agent, this does not always happen.  Realtors are constantly working with sellers, buyers, and renters, and often do not get compensated for the work that they've done.  In many ways, this is a part of the territory, but no realtor wants to work in vain.

Well, now I understand more why some real estate agents have early termination fees.  When a real estate agent gets new business, they are excited and ready to help the buyer, seller, or renter achieve their real estate goal.  What clients fail to realize is that realtors are paying for a host of real estate services up front to improve the quality of service they provide.  This could range from a listing and property search service to services that create flyers and post cards.  These, and other real estate services, are critical to maximize the success of meeting the goals of the seller, buyer, or renter.  Many of these services can get expensive to maintain.

At the end of the day, the realtor wants to just say, "I'm serious about helping you find a home for sale or rent or assisting you with selling your home.  I just want to make sure that you, the seller, buyer, or renter is going to follow through with the stated goal of buying, renting, or selling a property."  No real estate agent wants to go a month or two into helping a client and then have the client exit the process without completion.  An early termination fee just simply says that if you terminate the sales contract or buyer's agreement early, you will be penalized.  Yes, it's like having cell phone service and terminating your service early and being charged a fee for doing it. 

I urge sellers, buyers, and renters to be certain about their plans when they approach a real estate agent about helping them buy, sell, or rent.  Realtors just want to make sure that they are using their time wisely and working with buyers, sellers, or renters who are serious about buying, selling, or renting a property.  An early termination fee is one example of a fee that realtors can charge.  There are standard fees such as an office fee where the real estate office charges a fee to conduct business with the client.  Therefore, don't divert your business in another direction if you meet a real estate agent who charges a fee.  You might miss out on a great service provided by a great agent.  Some fees, like an office fee, can't be avoided.  As we say, you pay for what you get, and the hopes is that you get the excellent service you deserve as a buyer, seller, or renter.  Your business is always appreciated.
