New update: Building One and Two are copleted more or less, lotteries completed and now some units are available for resale and investors my buy soem of those. A lottery last Saturday was for building three, and building four and five are well under way. The prices are 100,000 higher than the original pre-build possible price. Interested? Sat through a nice presentation by DR Horton regarding the start of the first building at Ka Malanai (formerly known as the Ironwoods). The plans are that five buildings are to be built ranging from 24 to 30+ units per building, each with a different courtyard. To keep maintenenance fees low, there is no pool or other special amenities as the Kailua District Park is across the street, and the best beach in the world a five minute walk away and you can walk to all the amenities tha Kailua town now has to offer.
There will be five lotteries, one for each building. The lotteries will be advertised at least twice and at least two weeks before they are held. Contact us and we'll help you get on their mailing list as well as help you apply for the lottery for the particular building you are interested in. You do not have to be in Hawaii to arrange to be in the lotteries or to contract for a unit if you are selected and we'd be happy to help you apply.
The first building is the closest to the commercial district and the closest to the noisy road. The units are one to three bedrooms ranging from 800 square feet to 1800 square feet. Most units will have two parking stalls (the ground floor is parking and the building units are on three floors above) There are elevatiors and ability to adjust the bathrooms and other features for the disabled.
The road fronting the complex is also being widened and improved by Horton-Schuler.
The picture is one of three floor plans currently planned for two bedroom units. The first building will be completing sales and ready for occupancy and owners can take occupancy around December 2013 or January 2014. The other buildings should be ready for occupancy every two to three months thereafter.
The prices are anticipated to run between $300,000 and $400,000 but that is completely dependant on market conditions at the time of the lottery and no firm prices are yet set.
