What do you know about Tiffin? Unless you live there probably not a lot. Tiffin is about 4 miles west of Coralville. It's a rural area with A LOT of new construction in the works. According to the 2010 Census there is a population of 1,947 in Tiffin - That's twice as many people than in the 2000 Census and that trend is likely to continue when you look at the rate the land is being developed in Tiffin.

A big draw that Tiffin has going for it is that it's home to the  Clear Creek Amana Middle School and High School. This makes it a very popular choice for families looking for a home in a more rural setting with access to necessary amenities. (After all, one of the drawbacks parents living in rural areas have is the amount of time they spend driving their kids back and forth to after school activities). And as I already mentioned, Tiffin is just 4 miles from Coralville and that means easy access to shopping, banks, restaurants, in short anything you need to complete your day to day routine - That includes access to the Interstate for an easy commute to Cedar Rapids and Iowa City.

At present not enough real estate changes hands in Tiffin to warrant a monthly report, but it's certainly worth looking at a couple of times a year. As you can see from the chart, Tiffin had a good summer for home sales. The make up of homes in Tiffin is similar to Coralville. There are good sized single family homes on the one end of the scale and smaller (and more affordable) condos and zero lots on the other end of the scale.

 

The data in my market reports is very general by nature and look at general housing trends in Tiffin. Before you put your house on the market in Tiffin you really need to take a close look at market conditions in your neighborhood at what is selling and what is not.  Houses sell based on various factors, some to do with the house, others to do with the market. To get a true idea of what kind of market we have for a house like yours you'll need to look at the data for your neighborhood and talk to a Realtor that knows the market.
