Princeville Kauai condo (and house) + short sale update for the week of Oct 21st to Oct 27th

Aloha,

It’s been another beautiful week with tons of sunshine, minimal breezes and blue skies everywhere. If you were on Island and didn’t make time to go to the beach, you should have. I visited Anini the other day, and after a couple of hours, there was only myself and one other gentleman in the area. He was lounging chest deep in the water with his dog laying nearby. As I walked by on my way out, I commented that he now had the beach to himself. He looked up and down the beach, then remarked on what a beautiful paradise it was. He then added: “My wife showed me a picture the other day. It was of two people talking. One said to the other “What did you do today?” The response – “Nothing.” The first person then asked, “I thought that’s what you did yesterday?” — “Yes, but I wasn’t done yet.”

That about sums it up. Chill, relax, rejuvenate. That’s what the essence of Kauai is about. Now on to your Princeville condo and home update:

New Listings:
Sandpiper 105 came on the market priced at $250K then just as quickly was moved to temporarily withdrawn. The next day it moved to “back on the market” with a price increase to $274K. This fully remodeled unit sold for $340K in 12/07 and is not a short sale. It is one of the most highly upgraded Sandpipers in the complex. Puamana 1C is new on the market with an attractive price of $299K. Although it doesn’t show as a short sale, it was purchased for $470K in 4/07. Top floor end unit Pu’u Po’a 407 is on the market for $1,295,800 after being purchased back in 12/95 for $285K.

Back on the Market:
Short sale Paniolo 104 is back on the market after going into escrow on 4/10/12. The unit also went up in price, from $150K to $175K which may be why the buyer did not proceed. As noted above, Sandpiper 105 was briefly withdrawn then put back on the market.

Sales:
Bank owned Hale Moi 116 closed this week with a sale price of $225,800 cash while listed for $208,900. Selling for $459K in 10/04, this condo was foreclosed on in 5/12. Downstairs Sandpiper 125 sold for $225K with a list price of $239K. It was purchased for $499K in 5/07. Golf course view Puamana 12B closed for $285K cash while listed for $339K. This unit was not a short sale even though it sold for $540K in 8/05.

Under Contract:
Emmalani Court 413 went from contingent to under contract. Look for this one to be closing soon.

Temporarily Withdrawn:
Short sale Sandpiper 222 was withdrawn while priced at $249K. This upstairs unit sold for $474,230 in 9/05.

Price Changes:
All the price changes were increases this week. As noted above, Paniolo 104 went from $150K to $175K. Sandpiper 105 went from $250K to $274K when it was put back on the market. Hanalei Bay Resort 5207/08 increased in price from $599K back up to $649K. This unit sold as an REO in 7/10 for $483,280.

That’s it for Princeville condo activity. Now on to Princeville homes activity which consists of two new listings and one price reduction:

So far this year there have been 82 Princeville condo sales and there are currently 14 in escrow with 68 on the market. Of those 68 units, 31 are $500K or less. As for Princeville residential, only 22 homes have sold so far, with 7 in escrow. There are a total of 32 homes on the market.

We had a tsunami warning last night after a 7.7 magnitude earthquake, followed by a 5.8 magnitude aftershock in the Queen Charlotte Islands area off of the coast of British Columbia in Canada. All Kauai and Niihau residents and visitors in low-lying areas were ordered to evacuate immediately to higher ground. The county did an excellent job of notifying everyone.

Fortunately, the warning was downgraded to an advisory, and the advisory was eventually lifted around 4 AM Sunday morning by the Pacific Tsunami Warning Center. Ive been through one hurricane and several tsunami warnings that fortunately never really materialized. It’s just a part of Island living.
