Number of homes on the market increasing rapidly again

In May of 2005 in the part of Palm Beach County from Northlake to Martin County and that part of Martin County to Bridge Road had 1249 homes on the market on average all month.  For you Florida Regional MLS Realtors that is areas 5020 to 5360 excluding 5270,5280 and 5290.  There were 447 homes sold and 61 expired unsold.  By May of 2006 this had increased to 4690 average on the market for the month.  There were 254 that sold and 284 expired unsold.

The homes on the market in 2006 peaked at 5421 on the market on December 30, 2006.  There were over 300 that expired unsold on January 1st and 2nd of 2007.  The low mark for 2007 so far was Jan 2 at 5151 for sale.  As of today there are 5464 and the numbers are going up 20 or 30 a day.  I think the people who had allowed their homes to stay off the market after they expired are coming back into the market.  In December there were 197 homes that sold and 363 that expired unsold.  So far in 14 days in 2007 there have been 88 closed sales and 335 expired unsold.

Let me know your thoughts on the market and where you think it is going.  Jim Jacobs 561-308-1189 or Jacobs@YourUltimateTeam.com or www.YourUltimateTeam.com
