40 of the homes currently on the market for sale is being sold as a Foreclosure - REO, bank owned, government owned or as a short sale. In the SBOR (Savannah Board of Realtors) MLS the seller is listed as an institution.
165 of the homes listed for sale in September are new construction homes. The unfinished neighborhoods in Pooler are finally seeing the empty lots get mowed, cleaned up and prepared for construction of a new home. This is good news for many homeowners that purchased new construction during the housing boom. The sooner the neighborhoods get completed, the sooner the neighborhoods can start to appreciate in value.
At this time, it may be hard to compete with new construction homes sales price when you compare price per square feet. Keep in mind that the original builder/developer had overhead costs to cover, such as, land purchase, clearing the land, permits, roads, street lights and the list goes on. The new builder most likely purchased these foreclosed lots penny on the dollar and have very little upfront dollars invested in the neighborhood. Less upfront cost allows the new builder’s to aggressively price the new construction homes, resulting in a lesser sales price than compared to the original home buyers of the community.

The housing market in the Pooler area is going through some rapid changes. As new businesses bring their interest to the Pooler Parkway, Gulfstream continues to hire new employees and the Mitsubishi Mega Plant continues to expand, West Chatham and the Pooler area could see the numbers shift to a more stable market for homeowners.
