What is the best time of year to put your Frankfort Square Home on the market?

The common beleif is to put your home on the market in the Spring. Statistically in Frankfort Square and surrounding areas more homes sell in the warmer months vs. colder months for obvious reasons. Some of the more obvious reasons are colder weather, less desireable conditions, kids are out of school prior to registration of the following year and the fact there is a belief that most people sell their homes in the spring and summer months. The number of homes sold in Frankfort Square and surrounding areas does support this but you may find that there isn't really as large of a difference as you may think. I am going to challenge this common belief. When you understand the facts the time of year you put your home on the market is really not going to matter when it comes to results. When you compare Frankfort sales for 2011's quarter #1 along with quarter #4 (colder months) against 2011's quarter #2 with quarter #3 (warmer months) the results aren't totally unexpected. The warmer months in Frankfort Square and Frankfort outsell the colder months, 144 sales to 101 sales. Warmer months sold 30% more homes than the colder months. This is expected because of reasons we discussed earlier.

After looking at the numbers it still appears that the warmer months are the best time to put your home on the market. There are a few variables to consider before committing to that. When you look at the number of sales in colder months you also have to look at the number of active homes and types of buyers purchasing. Six plus years ago buyers were traditionally a first time, move-up buyer and a move-down buyer. Today, we are seeing a lot more investors coming from big corporations out of other states and they don't care about time of year. In many cases they are putting offers on regular sales without even physically seeing the property. I have recently seen a huge increase of this over the past few months so if your looking to sell and your are serious, don't hesitate, get the home on the market today. The other factor I briefly mentioned was the number of active homes. Traditionally many homeowners are taking their property off the market during the winter months decreasing your competition. So what does this mean, while there are less sales by the numbers, there is less competition. So like most things in life, it tends to balance itself out. This winter, I anticipate are larger amount of sales because of the change and direction of the market.
