Puget Sound New Home Builders – do you know what your New Construction home sites look like?


Last week I had the privilege to show some new homes in the Kitsap County area to a family that will be relocating to the area soon.  I had narrowed down the tour the prior week and went out and did some previewing.  There was one neighborhood that was very impressive.  It had a furnished model with a showroom of plans and specifications.  There were color boards hanging on the walls and nice artist renderings of the homes along with floor plans.

The next new home sub-division I drove over to had a model home.  Probably one of their less expensive floor plans, not very impressive.  But there was a model.  It was hard to figure out what lots were available, with what floor plans and at what price.  I do this for a living and I was a little frustrated.

The next new construction plat missed the mark entirely.  There was no model, no clear picture what was available  no flyers, no real signage and not a lock box to be found.  I didn’t even want to get out of the car.  I did – sort of “broke-in” to one house under construction.  Too hard to envision the finished product for most buyers.

Off to new home community that is about 80% built out.  Shop worn it was!  If I remember correctly this development has been in the building stage since 2008, its not large but probably just got caught up in the market down-turn.  That’s no one’s fault, it is what it is but that doesn’t mean it has to look that way.  There are CCR’s and a HOA so why do all the homes look so old and worn out?  Its because no one knows how to mow a lawn or trim a walk!  Ninety percent of the occupied homes had horrible curb appeal!  It would behoove the builder to higher a landscape company and trim this plat out – sure its a cost, but so are construction loans.  Interest is money spent.    If this plat was detailed out and spare tires and dumped BBQ’s were removed from the vacant lots left there might have been a sale last week.

So Builders, do you know what your plat looks like.  Do you have rules and regs for your subcontractors?  Is your new home community inviting or disgusting?  Are there marketing materials that the average 1st time home buyer can understand?  Are you using any new age media?
