October 2012 Stanislaus County Home Sales Stats

 

The sales numbers are in for Stanislaus County Home Sales for the month of October 2012.  Distressed properties (Bank owned and Short Sales) are still dominating the market.

 

Here are the October 2011 and October 2012 Sales Stats for single family homes:

 

Total Sales October 2012: 509  sold   * 18% (91) Bank Owned   * 38% (192) Short Sales   56% of sales were distressed properties

 

Total Sales October 2011: 601 sold   * 42% (253) Bank Owned   * 26% (155) Short Sales    68% of sales were distressed propertiesOctober 2012 Low   3/1.5  984 Sq Ft  Fixer

 

The lowest price home sold in Stanislaus County during October 2012 was $16,000.  

 

The highest price home sold in Stanislaus County during October 2012 was $555,000

 

The median home price in Stanislaus County during October 2012 was $155,000.

 

The average days on the market was 38. October 2012  High  3/3   2901 Sq Ft   2.6 Acres

 

The total number of homes sold in October 2012 dropped from October 2011.  This is attributed mostly to the inventory of homes available in Stanislaus County currently being very low.

 

The percentage of Distressed Properties continues to drop but is still more than half of all homes sold.  For the fifth month in a row the number of short sales surpassed the number of bank owned home sales overall in Stanislaus County! 

 

We have seeing more traditional sales start to come on the market and also we are seeing more investors buying homes on the court house steps and then reselling (flipping) them.  The percentage of Short Sales is still rising and the percentage of Bank Owned sales dropped significantly.  But I still think the bottom line is that Stanislaus County Short Sales and Bank Owned homes are not going away any time soon.  

 

With nearly 6 out of 10 single family home sales in Stanislaus County being distressed sales if you are thinking about buying you need an agent that has experience with Distressed Properties.  A Stanislaus County Short Sale transaction and a Stanislaus County Bank Owned home sale are not the same thing.  You need someone that is experienced with both.  Someone that has experienced both short sales and bank owned sales from both sides of the transaction, as the listing agent and as the buyers agent. Some one that knows how to negotiate through the process from beginning to end.

 

I have that experience.  I have represented the banks in listing Bank Owned homes and represented buyers of bank owned homes.  I have represented the sellers of Stanislaus County Short Sales and represented buyers of Stanislaus County Short Sales.
