What if the Sellers don't want to Stage their Home?
This was a question asked by a fellow active rain member to one of my staging blogs.
This is an excellent question.
First, I welcome the opportunity to better educate the seller. Staging is simply marketing. The seller might not want a sign in their yard, and that is their right as the owner. However, without a marketing strategy or with something as simple as a sign in the yard, it is more difficult to get the word out and sell the home. The owner has the right not to stage their home, in the same way they can choose how to market their home. However, not marketing is the same as not selling quickly or perhaps not at all.
This is the same with staging. Staging is marketing that attracts seller interest through visual appeal. If one is going to prepare a car for sale, one wouldn't say, I don't agree with washing the car before selling it, would you?! Sounds silly to say I don't want to wash a car, but yet how much more valuable is a home, and so why would seller say I don't want to stage? I think that the seller does not understand what staging is or the motivation to sell is missing!
The best teaching tool is by example. The easiest way to overcome not wanting to stage is to show examples of before and after photos. Another effective way is to actually preview some staged homes.
A website featuring staged homes is www.stagedhomes.com. and is a great source of before and after photos as well of staged rooms.
Here is a before and after that I staged in a previously sold home.
When the room is vacant, one doesn't even know for sure whether this is the living, dining, or bedroom.
Here is the room staged as the Master Bedroom:

What if Sellers don't want to stage their home? Staging is a choice that sellers have. In order to have the best chance at a higher salesprice, then staging is a savvy marketing strategy to help sellers faster and for more money.
