In our area, if a resale property lingers on the market, it’s overpriced.  It’s easy to understand.  Every resale that hits the market is selling within a very reasonable period of time.  Some are selling within the first few days; others may take a few weeks. 

What do you do with listings that you have been marketing for months?   Most agents have a few of them.  These listings have had showings.  They are owned by sellers who don’t want to adjust the price.  They are very happy with everything the listing agent is providing, but there’s never been an offer.

At a certain point, the listing will sell.  Everything sells, when the market catches up to the list price.  Homes are not appreciating right now.  Does it make sense for an agent to hang on to that listing and continue to market it for the next two years?  Not to me. 

If they won’t drop the price, cut the lace off their panties and let them run!!  Remember, you don’t make money for having a “collection of listings.”  You only make money if they sell!!
