Lithonia is one of the most appealing locations for most real estate investors and individual buyers alike and this location is generally well maintained and appealing.

Located in Dekalb County, Lithonia is called the city of granite. The population of the inner city is small being less than 2000. There are a number of scattered communities outside the heart of city, totaling a population of 15,000. Unlike some cities, Lithonia isnt predominantly made up of white collar workers, instead, the most prevalent occupations for people in Lithonia are a mix of both white- and blue-collar jobs. You could have next door neighbor who works in an office and another one may have a trade. Overall, Lithonia is a city of sales and office workers, service providers and professionals.

Residents will find that the city is relatively quiet. This is because it is not over-populated, and it has fewer college students, renters, and young children - all of whom can be noisy at times. Being a small city, Lithonia does not have a public transit system used by locals to get to and from work. So, if you're looking for a relatively peaceful place to live, and you have your own transport then Lithonia is worth considering.

Lithonia has and a blend of ethnic races including black, white & Hispanic people. Nowhere is densely populated.

Houses are freely available from 40,000 dollars up to 200,000 dollars depending in the specifications of the property and your budget. Generally the condition of the properties is fair to good and prices generally reflect these conditions.  Investors that like the Buy and Hold strategy for their investments can find good to excellent returns in the 10-20+% range cash on cash.  For many cash buyer landlords, this works very well.  If you are securing financing, then the returns are even better.  There are several property management companies in the area that service Lithonia due to this demand. 

The one downside is the schools are not considered strong however consider that many renters do not have children.  As a result this is not always a significant factor, in particular if you plan to buy and hold for several years at a minimum.  Overall, Lithonia is a place worth checking into if cash flow is your goal.  You likely will be pleased with the results!
