Val Vista Lakes Home -  Sellers Showing Tips

This post will cover a few items sellers should consider when preparing to show their Val Vista Lakes home for sale. In my next two posts I'll discuss "Preparing Your Val Vista Lakes Home for Showing", and "To Show My Val Vista Lakes Home For Sale, Should I leave".

Pets
Pets can be a real issue because our pets are part of our family and we want to treat them as such. However, there are people Val Vista Lakes home Petwho are allergic to many pets, even including dogs that don't do much shedding. If pets are loose in your Val Vista Lakes home, they may attempt to jump on the visitors trying to play, and the allergic person will have to leave the house.

I advise to have any pets contained in a cage so that even the "friendly" dog can pose no danger or anxiety to visitors to your Val Vista Lakes home that you're trying to sell.

Instruction to Buyers Agent: "Do Not Let Cat or Dog Out of the House". Consider that it is not fair to place the responsibility for your pets on the buyer and buyers agent. Neither the buyers agent nor the potential buyers want to be responsible for your pets. Giving that type of instruction may cause some buyers to bypass your home because of the responsibility you're placing on them.

If a "friendly" dog is left uncaged, and it frightens one of the visitors, they will leave and you may have lost a potential sale.

By all means do not allow any "wild" animals loose in your Val Vista Lakes home. They may pose a danger to the visitors who are strangers to the animal(s), and the visitors may feel they are being attacked and take defensive measures.

Odors
When we live in our home all the time we become accustomed to the odor of the home, but those same odors, such as onions, garlic, and other cooking spices, may be uncomfortable to others. Some sellers will make cookies, or use vanilla or other pleasant aromas to give the home an aromatic air that is pleasant to all visitors. I do not recommend using candles because of the risk of fire.

Val Vista Lakes home messy bedroom Clutter
If you've read my other articles on preparing your Val Vista Lakes home for sale you will have already decluttered. However, you will still have to stay on top of it. The children will need to cooperate and keep their room cleaned up and neat all the time. You don't want visitors to have to look past dirty dishes, unmade beds, clothes and toys strewn about, and dirty floors. Yes, it's work, but it is necessary if you want to sell your Val Vista Lakes home for top dollar in a timely manner. Remember, your goal is to keep your Val Vista Lakes home for sale looking like a model home when visitors arrive.

Personal Information
If you have an office at home, or use a desk to take care of personal business, be sure to put all documents in a drawer and leave the desktop clear of all pesonal documents. You may have information there that you do not want visitors to see. Buyers can be nosy and if they see personal documents laying around they may just lVal Vista Lakes homes photoinger a moment to see what it is, and it may be something that can be used against you in price negotiations.

Medicines, Jewelry and Other Valuables
These items should always be stored away. If medicine is left in the medicine cabinet, it is very easy for an opportunist visitor to take it; and today medicine is a target. Jewelry and other types of valuables should always be locked away somewhere during the time that your Val Vista Lakes home is being shown, and during the escrow period when home inspectors, appraisers and others will have access to your home.

Personal Photos
A certain number family photos is reasonable, as long as they do not detract from the home. A stager is the best guide as to what personal photos are acceptable. Captain Bill can help you with that. Nude photos or photos in lingerie, or other types of what could be considered sexy photos probably are best taken down while you're trying to sell your Val Vista Lakes home. They may be artistic and in perfectly good taste, but some visitors, especially if they have young children with them may object and this may cause the buyer to lose interest in your Val Vista lakes home for sale.
