Douglasville is a city with rich history. It was originally known as Skint Chestnut. The name derived from a large tree used by Indians as a landmark. The indigenous Cherokee Indians roamed this area. The two Indian tribes, Lower Creek and Cherokee were frequently fighting. There were also hostilities between White Americans and Indians. But the beginning of the end of widespread Indian settlements in Georgia happened in July, 1829 when gold was discovered on Cherokee land. The arrival of White American gold prospectors in the proximity of Indian Cherokee camps led to further conflicts and deterioration to relationship that were already strained.


Landmarks in Douglasville’s History:


  • In 1830, the Indian removal act was signed by President Andrew Jackson. The aim of this act was to clear out all Indians in the area but many refused to go and several thousand remained and were forcibly removed resulting in the death of thousands, in 1839.
  • In 1870 the legislature created Douglas county out of parts of Cobb, Campbell and Carroll counties.
  • In Feb 25, 1875 the town of Douglasville was established by the Georgia General Assembly
  • In March, 1875, a mayor, treasurer, secretary and marshall were chosen. And so administration and politics began.
  • In 1881, construction began for the Georgia Pacific Railway Company and regular services to Atlanta began in May, 1882.
  • A road to Birmingham was completed in 1883 improving infrastructure and movements of people, goods and trade.

  • The Douglas County Cultural Arts Center holds art shows, as well as special events throughout the year, and hosts events for schools across the county.
  • The Douglasville Downtown Conference Center hosts corporate meetings, community events, and social gatherings.
  • Arbor Place Mall is home to over 100 shops and restaurants. The mall sponsors many festivals, as well as Douglasville's July 4 Celebrations.
  • The Douglas County Aquatic Center, located on Fairburn Road, has several pools which are open to the public.
  • Golf courses like West Pines Golf Club, Chapel Hills Golf and Country Club, Greystone Golf Club, Wolf Greek Golf Course and so much more to choose from!

Buildings in Douglasville


The first houses built by settlers who came after the gold rush, were humble wooden shacks but by the 1850s many Victorian style brick structure terraces were built close to sidewalks. Styling is a mix of Romanesque, Italianate, and pseudo-Queen Anne periods. Since the 1900s to the present day good quality traditional and appealing homes have continued to be built. You only have to do a search for properties available and you can see good quality traditional properties showing continuity in design and brick coloring so that when you drive past the Victorian houses and around the corner a house recently built does not look out of place.


Investment Opportunities


Douglasville is another great city in Atlanta where investing is worthwhile.  Some foreclosed properties are for sale.  These are bank owned and some of these are in need of renovation. Prices are generally ranging from $30,000 to $80,000 and after rehabbing, a handsome return can be made.  For example you may follow a buy and hold strategy for a return of 10% - 20%. Cash buyer landlords like this!  If you also secure the financing then your returns can be further enhanced.  As well as bank owned properties, private seller transactions can be profitable if you negotiate on the asking price after well checking “comps”.

In a nutshell, Douglasville is great for investors and has a lot going for it, being a desirable location and a good place to live or to visit in Atlanta.  While prices are still down, it is worth your time to check it out!

Have never visited Douglasville.  Sounds quite an interesting and historical place!
