The question I hear a lot of lately is whether or not now is the right time to be putting a home up for sale. Sellers are unsure whether buyers are even looking this time of year and with the Holidays approaching, many people feel that the added stress to maintaining a show ready home during this already frantic time of year may be taking on too much
It is my opinion that now can be a great opportunity to sell your home. Inventory is typically down this time of year and as long as Holiday decorations are tastefully done, sellers can take advantage of this time of year to find a buyer looking to purchase while interest rates are still historically low but have fewer choices in their home search.
Below are two charts that demonstrate the percentage of homes that sell relative to new inventory that comes on to the market,number of homes sold in the quarter, and days on market for those homes sold in Northwest Allen county for the 4 quarters of 2011 and 2012.
As you can see from the chart, the percentage of homes sold (100%) to the number of homes that came onto the market (154) is highest in the 4th quarter and did so in the least amount of days (78) of any quarter in 2011. The number of homes that came onto the market decreased in the 4th quarter by 33% from the 3rd quarter while the number of homes that sold increased 4%. Is this typical?...The chart below will show how the market is doing so far in 2012.
While the 4th quarter numbers are still incomplete, you can see that the percentage of homes sold relative to new inventory continued the 2011 trend of being the highest of any quarter in the year. Does this guarantee that your Northwest Allen County home will sell in 2012...NO, but the opportunity is there and these numbers should help give you a solid basis for making a decision about selling your home.
