Your House Is Being Shown in 10 Minutes. What Do You Do?

It's difficult, I know, when you're given little to no time to get your home ready for a showing. Although this may not happen often, you do want to be prepared.

Here's a list to reference in the event this happens to you:

  • Make beds
  • Place clothes in laundry basket
  • Place dishes inside the dishwasher (assuming you have one)
  • Hide all personal hygiene items in bathroom under the sink. Check out this blog post for more insight
  • Place towels in laundry basket
  • Gather up the toys and place in a basket
  • Leave

This kind of fast appointment does happen...always best to be partly "ready".   Good suggestions!

Hi Kathy,

Great tip for the not so ready seller.  Something about a made up bed that speaks warmly of a home.  Thanks and best of success to you this year!

Howdy Kathy,

We always found that when faced with an" instant showing" Murphy's Law came into play:

  • The dog would become ill in the foyer.....
  • The car keys would mysteriously disappear...
  • The phone would ring, with some urgent can't leave the house issue that needed to be dealt with.....

as they say 'if it can happen - it will'.   So, for those last minute showings when everything is falling apart, just keep smiling!

Kathy ~ good tips.  I also tell my clients to just throw the wet towels into the dryer, since buyers rarely open the dryer to look into it!  It's also a good place to hide dirty laundry so it's out of sight.

Great tips!  I am so happy that this did not happen when my house was on the market this year....we had at least 24 hrs notice on all our showings.

Thanks "Sea to Sky."

Jordon - I'm with you. I hate the sight of an unmade bed.

Tom - too funny.

Maureen - love that suggestion.

Shar - snake? Really?

Sharon - lucky you! We did it to the sellers of the home we're in. We hadn't planned on seeing the home. However, while driving around (with the agent), I noticed the for sale sign in the yard. We hit the driveway and literally gave the sellers only 10 minutes. Come to think about it, it was so rude and if I had to do it over again, I would have given them much more time. By the way, we did end up buying the home so.... all went well for the seller (smile).

Great tips, I see this even with a 24hr notice..what are they thinking? I had a listing about 2yrs ago, seller was a single male, after the first feedback I received, I made sure I ran to the house to put away his dirty laundry(with a stick) and made his bed(with gloves)..yuck!! Not to mention putting away some magazines that shouldn't be in visible places. Luckily house sold pretty quickly.

Hi Kathy,

Great advice for those who are put in this kind of situation.  It's always such a challenge to know what to do and what will make the most impact!
