You’ve Got Pictures – Now What?
In our previous article we discussed how to take good pictures. Now, let’s look at some different marketing strategies for using those pictures to sell the house!
I know pictures don’t sell houses, but they do make the first impression on potential buyers and maybe even your next sellers so we want to be sure we are presenting ourselves and the property in the best light!
If you used a professional photographer, you probably received two sets of images, one set of low-resolution for your MLS listing photos and one set of high-resolution for flyers, postcards, virtual tours, etc. If you snapped your own pictures, then be sure to save two sets as mentioned. The low-resolution should be somewhere in the neighborhood of 600x400 and the high-resolution should be a minimum of 1200x800 or higher for best results.
Your first place to include your photos is the MLS listing of course. Be sure to include the maximum number allowed, this will get you more views than those properties with less. The same is true with Realtor.com, they have studies that show the listings with the most pictures get the most views. This is also true of virtual tours. If you add a virtual tour to your listing, you will get more views, according to the NAR Buyers Report 2010.
Speaking of Virtual tours, these are a great way to enhance the listing, give a better sense of the floor plan and to demonstrate your marketing skills. And with good pictures, and the right virtual tour, you can customize the tour, add e-flyers to promote your listing on advertising sites like Craigslist, and even add YouTube-Style video for more exposure. Tie it all together with built-in social networking and SEO and you are branding yourself as a true marketing expert. Speaking of the neighborhood expert, don’t forget to use the pictures to create a great flyer for your open house and a postcard to announce the listing to all the neighbors, your buyers list, and your sphere of influence.
So, do you really need good pictures or a virtual tour to sell homes? Only if you want to make a great first impression, brand yourself as the area marketing expert, get more exposure, sell faster and get noticed by more potential sellers and buyers that take note of your great photos, superior virtual tour, and expert marketing skills!
And the rewards will be well worth it... Your sellers will be telling their friends and associates what a great job you did, and statistics show that properties with good pictures and virtual tours sell faster than those without! And quantity matters too... According to the National Association of Realtors, listings with the most pictures and with virtual tours get more viewing by more than 30%.
