October Property sales were 232, up 34.1% from 173 in October of 2011 and -12.8% lower than the 266 sales last month. October 2012 sales were at their highest level compared to October of 2011 and 2010. October year-to-date sales of 2,601 are running 20.5% ahead of last year's year-to-date sales of 2,158.

The Median Sales Price in October was $239,200, up 10.2% from $217,000 in October of 2011 and up 1.5% from $235,628 last month. The Average Sales Price in October was $278,934, up 10.4% from $252,621 in October of 2011 and up 5.6% from $264,036 last month. The October 2012 Average Sales Price was at highest level compared to October of 2011 and 2010.

The Total Inventory of Properties available for sale as of October was 922, up 17.6% from 784 last month and up 9.0% from 846 in October of last year. October 2012 Inventory was at a mid range compared to October of 2011 and 2010. The Average Days On Market for October was 59, up 37.2% from 43 days last month and down -11.9% from 67 days in October of last year. The October 2012 Average Days On Market was at its lowest level compared with October of 2011 and 2010.
The October market data show that we are entering the traditionally slower winter season as expected, so the decrease in sales is not at all alarming, and prices are continuing to improve. We won't be expecting any significant increase in inventory until next year - we should start to signs of that in late February - and a continued increase in that area will be necessary for a more balanced market, as levels are still below normal. We continue to look ahead with optimism that the market will maintain its recovery through 2013.
In any event, while the next three months may be slower than other times of the year, the market does not grind to a stop - there are still buyers seeking nice homes at attractive prices and interest rates are very favorable - and at this time of the year, those buyers tend to be serious. And sellers will still be offering homes for sale - those that find success will have priced their homes competitively and will have prepared them properly.
