Windsor CO November 2012 Real Estate Sales

October Property sales were 46, down -2.1% from 47 in October of 2011 and -16.4% lower than the 55 sales last month. October 2012 sales were at a mid level compared to October of 2011 and 2010. October year-to-date sales of 555 are running 31.2% ahead of last year's year-to-date sales of 423.

Windsor CO November 2012 Real Estate Prices

The Median Sales Price in October was $294,950, up 24.2% from $237,549 in October of 2011 and up 17.4% from $251,200 last month. The Average Sales Price in October was $296,792, up 12.6% from $263,692 in October of 2011 and up 2.3% from $290,244 last month. The October 2012 Average Sales Price was at a mid range compared to October of 2011 and 2010.

Windsor CO November 2012 Real Estate Inventory

The Total Inventory of Properties available for sale as of October was 275, up 10.4% from 249 last month and up 0.4% from 274 in October of last year. October 2012 Inventory was at a mid range compared to October of 2011 and 2010. The Average Days On Market for October was 74, down -5.1% from 78 days last month and down -9.8% from 82 days in October of last year. The October 2012 Average Days On Market was at its lowest level compared with October of 2011 and 2010.

October real estate market data for Windsor CO shows signs of the customary seasonal slowdown - sales were down as expected, but prices rose slightly, as did inventory. It is notable that these effects are occurring this year from a much stronger base than in the past two years. For example, while prices are lower than certain peaks achieved in 2010 and 2011, prices have shown considerable more stability this past year. And sales have been stronger. At this point, we expects reduced activity through the next several months and a return to continued growth in 2013.

There are continue to be a lot of excellent opportunities for buyers - there is a good supply of attractively-priced homes and interest rates remain very favorable. For sellers to achieve success in this coming quarter, their homes will need to be competitively-priced, properly prepared and marketed effectively.

Good morning, Dick -- nice to read that there is still some affordable homes on the market for sale in Windsor CO - with favorable mortgage rates, it could be the ideal time for first time buyers to find their new home.   I hope you have a successful week ahead.

Good Morning Dick, I am seeing a similar pattern of a decrease in sales number but an increase in values. The decrease in my area is resulting from a decrease in homes for sale. I have buyers ready, willing and able to buy... just no homes listed for them... who whould have thought?  Have a great Sunday

Always great data, Dick.  I did find it interesting that your inventory 10/11 and 10/12 was substantially the same.  I know we linger in a 25-40 listing range year to year, but now I've got to go check.  Great graphics.
