Berthoud CO November 2012 Real Estate Sales

October Property sales were 13, down -7.1% from 14 in October of 2011 and -13.3% lower than the 15 sales last month. October 2012 sales were at their lowest level compared to October of 2011 and 2010. October year-to-date sales of 136 are running 16.2% ahead of last year's year-to-date sales of 117.

The Median Sales Price in October was $215,130, down -19.7% from $267,950 in October of 2011 and down -1.0% from $217,300 last month. The Average Sales Price in October was $293,928, up 7.7% from $272,979 in October of 2011 and up 6.1% from $276,948 last month. The October 2012 Average Sales Price was at highest level compared to October of 2011 and 2010.

Berthoud CO November 2012 Real Estate Inventory

The Total Inventory of Properties available for sale as of October was 122, up 4.3% from 117 last month and up 18.4% from 103 in October of last year. October 2012 Inventory was at highest level compared to October of 2011 and 2010. The Average Days On Market for October was 122, up 125.9% from 54 days last month and up 4.3% from 117 days in October of last year. The October 2012 Average Days On Market was at its highest level compared with October of 2011 and 2010.

Because of the strong influence from the larger cities surrounding it, Berthoud will follow the market trends in northern Colorado, rather than leading it. And October market data confirms this - we're seeing the same seasonal slowdown in effect elsewhere, with sales declines and gradual increases in inventory, as prices remain relatively stable. For the same reason, we're optimistic about the coming year, as we expect continued recovery of the real estate market throughout the region.

Berthoud does have its own strengths as well. Its favorable location, of benefit to regional commuters, as well as its inventory of attractively-priced homes, including a good supply of small acreage properties, will continue to draw buyers looking for good housing opportunities. Sellers who pay attention to the need for competitive pricing and proper preparation, as well as effective marketing, will be the ones who achieve success.

Dick, Our market always does a little slowing in the last 3 months of the year then picks up again in January goes up and down until April.

Good Morning Dick, I love reading the trends, it is similar here with over all sales down whoch reflects foreclosures being down, less homes on the market equals less homes being sold. Values though seem to rising now. Another great report. Have a great day.
