Here is the Johnstown CO November 2012 Real Estate Market Report:

October Property sales were 39, up 25.8% from 31 in October of 2011 and 5.4% higher than the 37 sales last month. October 2012 sales were at their highest level compared to October of 2011 and 2010. October year-to-date sales of 342 are running 37.9% ahead of last year's year-to-date sales of 248.

The Median Sales Price in October was $217,455, up 7.6% from $202,125 in October of 2011 and up 0.8% from $215,675 last month. The Average Sales Price in October was $233,550, up 11.9% from $208,757 in October of 2011 and down -2.0% from $238,349 last month. The October 2012 Average Sales Price was at highest level compared to October of 2011 and 2010.

The Total Inventory of Properties available for sale as of October was 142, up 9.2% from 130 last month and up 17.4% from 121 in October of last year. October 2012 Inventory was at highest level compared to October of 2011 and 2010. The Average Days On Market for October was 43, up 19.4% from 36 days last month and down -10.4% from 48 days in October of last year. The October 2012 Average Days On Market was at its lowest level compared with October of 2011 and 2010.

Johnstown CO continues to show signs of recovery in its housing market, with sales much stronger than previous years, even as they decline somewhat due to seasonal effects, as do prices, while inventory is growing slightly. We expect these trends to continue through the slower winter season, followed by a continuation of growth in the spring of 2013.

And while Johnstown CO, as one of the region's smaller communities, follows the northern Colorado real estate market, rather than leading it, it has its own unique strengths and attractions, not the least of which is its attractive location, very favorable to regional commuters. There is a good supply of well-priced homes, with sellers aware of the need to be competitive.
