October Property sales were 18, up 50.0% from 12 in October of 2011 and -10.0% lower than the 20 sales last month. October 2012 sales were at their highest level compared to October of 2011 and 2010. October year-to-date sales of 189 are running 33.1% ahead of last year's year-to-date sales of 142.

Wellington CO November 2012 Real Estate Prices

The Median Sales Price in October was $186,000, up 3.3% from $180,125 in October of 2011 and down -4.3% from $194,425 last month. The Average Sales Price in October was $191,211, up 6.8% from $179,054 in October of 2011 and down -9.5% from $211,393 last month. The October 2012 Average Sales Price was at a mid range compared to October of 2011 and 2010.

Wellington CO November 2012 Real Estate Inventory

The Total Inventory of Properties available for sale as of October was 72, up 14.3% from 63 last month and down -8.9% from 79 in October of last year. October 2012 Inventory was at the lowest level compared to October of 2011 and 2010. The Average Days On Market for October was 88, up 39.7% from 63 days last month and up 20.5% from 73 days in October of last year. The October 2012 Average Days On Market was at its highest level compared with October of 2011 and 2010.

The Wellington CO housing market is driven by demand from Fort Collins, so the recent decline in sales activity, a slight decrease in prices and a small increase in inventory reflect the same phenomena occurring there. We expect Wellington to remain slow during the quieter winter months and to follow the expected on-going recovery in the housing market that will occur as activity picks up in 2013. Wellington is well supplied with attractive and competitively-priced homes and should reward sellers who provide competitive and properly-prepared inventory, as well as buyers looking for good opportunities.

Things are seasonally slow in our market - I've really noticed it in the dwindling number of phone calls the last few weeks. Oh well...at least those buyers and sellers out there right now - are motivated. ;)

Hi Debb - Thanks for your comment. I think I'm ready for a bit of seasonal slowing. All of a sudden, I have a lot of things I need to get done, few of which have to do with selling homes right now this minute. I think I just want to sit in a comfy chair with a cup of rum-spiked cocoa and relax a bit.
