A few how-to’s and tips for Home Buyers and Home Sellers

We have continuing waves of home buyers and sellers. Some who have passed these portals have learned a lot about what it takes to succeed. While others should listen to what professionals are telling them.

SELLERS

...Over-pricing is the number one reason why a property does not sell

See: Sellers: Buyers won’t buy over-priced property, multiple offers or not

See: Highest list price doesn’t mean right price or right agent

...Preparing your property for sale begins with the Cs --- clean, de-Clutter, good color.

See: Do the C’s to get the most C (Cash)

...Are you seriously motivated?

See: Motivated, semi-motivated or unmotivated seller

hot sale hot offer

BUYERS

...Know your market. Is it a seller’s market? Are properties selling faster and at higher price?

See: Why was my offer rejected although it was higher than list price?

...How you can compete. There are ways. Here’s one.

See: How to stand out among multiple offers? Write a personal letter

...Understand and prepare yourself on how what to expect regarding the type of loan you qualify for, or the listing you are trying to buy, such as a short sale

See: Buying a short sale? What you need to know

See: How can buyer with FHA loan get his offer accepted?

As the market changes, strategies will also change. If you as a home seller or home buyer are hiring a professional REALTOR to represent you, then please listen and keep an open mind. We have seen many situations, many challenges, many resolutions. We are offering advice to help you navigate the stormy waters for smooth sailing/selling.

Dear Pacita -

This is a very good way to allow us to see ALL your good posting efforts. I love links!  We each work so hard on our individual posts and links give us the way to share those ideas without getting too lengthy.

Have a happy day -
Lynn

Lynn -- thanks. I encountered some problematic clients and thought --- didn't I write about that situation once before? So I figured that we must be trying to say the same things over and over again since our client list changes.

I probably should read what I have posted years before. Can't hurt to re-do and re-post.

Pacita, your post is a good resource for all buyers and sellers.  The market has changed quickly and many people are still unaware that we have gone from a buyer to seller oriented market.

Tom -- thanks. It is my hope we can ll learn and teach at the same time.

Sharon --- when multiple offers began, we had to relay to our buyers that it is not the buyer's market they were expecting, and therefore, they should adjust their thinking.

Salyy and David -- thanks for the kind words.
