Real Estate - Agent Tour of New Listings for Kansas City Home Sellers

Have you ever seen a trail of real estate agents going in and out of a house on the market on your block on a Tuesday afternoon and wondered what was going on? Well, when you get ready to sell your home, as real estate agents, we have many different tools that we use to help get as much exposure for your home as we can. Most people are aware of Open Houses that we host where we invite members of the public to preview the home. Statistics reveal that many homebuyers find out about Kansas City houses for sale through their real estate agents. While most buyers find homes for sale directly on various internet sites, sometimes as agents, we come across homes that we think may work for our clients that they may not have considered. Sometimes, seeing it in person is much more revealing than simply viewing pictures and virtual tours.

While public home buyer Open Houses are held on Sundays, and sometimes now Saturdays, agents tour each others listings weekly on Tuesdays. We call it Agent Tour Day. Normally, when we want to preview homes for whatever reason, we call the scheduling department (Co-Op), to arrange a time to go preview it. It is much more convenient to be able to visit a large number of them on a Tuesday that are already scheduled to be open without an appointment.

When we get new listings, we want our peers, other agents to see the home so that they can go back and tell their potential buyers. We have been known to go through a home and think of a buyer that it may match – maybe even someone not actively in the market. The more exposure, the better.

Sometimes, we even make an event of our Agent Open House, and offer lunch for the agents coming through. Tuesdays are, and can be a fun day in our business. Typically, for a 3-4 hour block of time, there are several homes on tour for quick viewing, and even time for socializing with fellow agents that we work with along the way.

So, in an effort to sell your house and increase the word of mouth exposure, I believe that it is easier and better to hold it open for both potential buyers (and even neighbors) as well as other Kansas City real estate agents. It is common to do this in most of the neighborhoods in Metropolitan Kansas City: Brookside, Waldo, The Plaza, Red Bridge, Westwood, Prairie Village and South Kansas City in particular.

Stacey, thanks for reminding me about weekly tours.  We don't do them in my county but I am a member of the board in the next county.  I have always just asked to preview properties I thought my clients might be interested in seeing.  But, you make a point of the courtesy of sharing this time with other agents.
