In the past 12 months 45 condo’s have sold in Coeur d’Alene between $200,000 and $1,400,000.  Currently in the same price range we have 34 condo’s actively for sale.  The good news is not one of the 34 condo’s for sale is a short sale or a foreclosure.  If you think that you are in the market for a condo now would be a fabulous time to buy as interest rates are still at all time lows.  I am starting to see a slight trend in prices moving up.  Will advise on the price movement after watching the market for a few more months.

If you are considering a condo purchase, you should check the amount you will need for a down payment and the amount to cover the closing costs,  Also the Lenders have stringent requirements related to job history, credit scores and paper work.  In today’s era we are concerned about appraisals coming in with the right values.  And of course there is always the concern the prices might drop again and the condo could be purchased at a lower price later on.

The bottom line is if you are looking to buy a condo and you are financially able then the time to buy is probably now.
