I love Tualatin, Oregon and since I've lived there for five or so years, I know it well.

For those wanting to live in this wonderful city, you'll find that there just might not be that many homes to choose from right now with our inventory in this price range sitting at 2.8 months.

With the average sales price of $321,643, buying a home under $300,000 in Tualatin might not be as easy a buyer would like. There are currently only 40 homes to choose from with 24 of them detached and only 16 condo and townhomes with 24 of these in short sale pending status (which will show up as active).

What does this mean for buyers looking in the price range? You'll need to be pretty aggressive with your offer should you find that home you like. They are going pending pretty fast! It also means you need to be ready with your pre-approval letter. When you find that home, you'll need to jump on it and having this letter attached to your offer is something that will add strength to it.

These pie charts are the breakdown of Tualatin detatched homes and Condo/Townhomes with a current total of 40 properties. They do include the short sale pending properties which are technically still available, but in these they might not be accepting any back up offers, or might already have them so you will need to contact your Tualatin agent to find out. Often, they are not saying if they are short sales or not in the public remarks.

Hi Francine, It is for sure. Our inventory is very limited and if you take away those short sale pendings there are really only 16 homes available. It's hard for buyers looking in this price range right now!
