Whether you are considering selling or purchasing a home, knowing what's happening within the local market right now is absolutely essential.  We have seen some dramatic changes in the Windsor California real estate market over the last seven month period.  I suspect we can expect more of the same with home prices in Windsor, as we head into 2013, as well.  Median listing prices have been steadily increasing, with significant fluctuation, throughout the run upward.  Median sold prices have also been increasing, albeit in a steady and measured manner.  There are many factors that can contribute to the discrepancy between these two metrics on this graph.  The distressed market is one such significant influence.

If you are considering buying a home, you can still find deal on a house in Windsor, but having a good real estate agent who understands the market is a must.  If you're serious about taking the step, then don't wait on the sidelines for too long, as many of our listings are starting to sell within a few days of hitting the market.  As you can see from the graph below, listings are not selling exactly for asking price overall, however the overall gap is decreasing.  As I've mentioned in my other blog posts, real estate is a hyper-local business and each individual neighborhood within the same town can experience dramatically different trends too.  To ensure you do not overpay for your home, you want to have an agent that conducts a thorough market analysis of the home you are making an offer on and you structure that offer very well.

The median list price in November for single family homes in Windsor is $414,250.  The list prices dropped by -22.85% from the previous month.

The price per square foot for listings in this area is $430.

The median sale price in August for single family homes is $314,271. The sale prices dropped by -7.29% from the previous month.

The number of active listings in Windsor dropped by 20% from the previous month.

The median number of days active properties have been listed is 65.  This is significantly shorter than the national average.
